The owners of this previous J.C.Penny building had difficulty leasing space because of a dated look and lack of windows. Large box retail is focused inward, and the owner wanted to attract multiple small tenants. The renovation and addition transformed the building with new entries and windows, and a central lobby circulation core. 10,000 SF was added within a two-story space.

The outdated and abandoned Pennyfaire Supermarket was remodeled to attract new tenants and customers. New exterior entry doors and windows were cut into existing tilt up walls and are defined by a decorative trellis. A tower element was added at the corner to improve street presence.
The development included site paving and landscaping, an internal shared corridor with new ADA bathrooms, kitchen, and utilities.

The common-use clubhouse and miscellaneous site structures were remodelled and rebuilt. Upgrades included new ADA bathrooms, stairs and ramps, gateways, trash structures, equipment rooms and carports.
