Sweed School Townhomes
Petaluma, CA


Twelve two-story townhouse dwellings were developed within this abandoned public school.   The historic renovation was completed to National Park Service Guidelines. 

 

To provide light and ventilation to new dwelling units an exterior courtyard was created within the shell of the school.  The masonry structure was seismically retrofitted. Terra cotta detailing, skylights and windows were retained and repaired.  Interior brick walls were exposed whenever possible.  Each townhouse has a private yard or deck.

St. Matthew Hotel
San Mateo, Ca


This historic hotel was a stage coach stop on El Camino Real. The renovation and rehabilitation connected two adjacent mixed use buildings.  Hotel residential occupancy was remodelled and new dwelling units created on the 2nd floor of the adjacent 'First Watch' building.  New core services were built for street level commercial tenants.

 

The development received an 'Excellence in Preservation and Re-use Award' from the California Preservation Foundation.  The non-profit operator obtained both Federal low income housing and historic building renovation tax credits.
